What to expect at your closing

Being prepared is the best way to ensure your closing goes smoothly. To help you prepare for your closing, we've compiled some tips we've learned from our experience.

	Buyer
	Any individual whose name appears on the loan must sign the loan and documents. All spouses must sign to release dower.
	Copies of photo identification and/or Social Security Card are required.
	Copy of Purchase and Sale Agreement.
	Any documents necessary to satisfy underwriting requirements.
	Home Owner/Hazard Insurance Policy: Mortgagee's copy of Declaration and Paid Receipt.
	Cashier's check payable to Transfer Title Connection, LLC

	Seller - Congratulations on the pending sale of your home. To ensure the smooth completion of your sale, please have the following documents ready:
	Loan Payoff Information
	Copies of photo identification and/or Social Security Card
	Wood Infestation Report (if required by contract)
	Home Owner's/Condominium Association Contact Information
	Prior Title Documentation on the property being sold (reissue rates)
